How does buying
an apartment work?

Purchase and construction agreement

The purchase is recorded in a purchase and construction agreement. It consists of two parts: the land and development costs, for which Kurason Nikiboko Apartments B.V. supplies the land, and the construction sum, for which Veerhuis Bouwsystemen B.V. builds and delivers the apartment.

The original signed agreement is sent to the project notary.

Total purchase price

Sales are conducted in euros. Within 7 calendar days of signing, you pay a deposit of 10% of the total purchase price into the client account of the project notary.

The total purchase price consists of 50% land and development costs and 50% construction sum. Construction and installation costs, connection costs for gas, electricity, water and sewerage, and the notarial transfer costs are included.

Not included are the deposits for private utility connections and the costs of a mortgage loan. The total purchase prices are fixed until the date stated on the price list and include A.B.B. (Bonaire general sales tax).

Transfer of ownership

Ownership is transferred by a deed of transfer at the project notary, with a final transfer date. The settlement statement is prepared in advance.

At transfer, an amount equal to the remaining construction instalments is held in deposit.

When and what to pay

For each construction instalment that falls due, you receive an invoice with a payment term of 14 days. The final instalment and any additional or reduced work are paid before the keys are handed over.

If you do not yet have sufficient funds of your own at that time, payment is automatically deferred at the agreed interest rate. This interest is settled at transfer.

Extra security through the 5% scheme

As a buyer, you are entitled to the so-called 5% scheme. Kurason Nikiboko Apartments B.V. provides the project notary with a bank guarantee of up to 5.0% of the construction sum. This gives you extra security that any defects identified at handover are remedied as quickly as possible.

Handover

The handover takes place in the presence of a representative. Findings are recorded in a binding handover report.

Maintenance period

A maintenance period of three months applies after handover. You report any defects within that period using the reporting form.

Financing

Arranging financing is at the buyer's own expense and risk.

Changes

You choose from two layouts; your choice is recorded in the agreement.

An alternative version of the kitchen cabinets, worktop, sanitary ware and tiles is possible according to the Sani Kitchen Projects list. The decision date is decisive.

In addition, an interior package from Blom Interieurs is available as an option.

Reservations

Minor deviations in the finish are possible without loss of quality. Furniture shown in drawings is not included in the delivery, and no rights can be derived from artist impressions.

The sale is subject to approval by the Openbaar Lichaam Bonaire (Public Entity Bonaire). In the event of any conflict between documents, the technical specification is decisive and the regulations of the Openbaar Lichaam Bonaire prevail.
